At Raine & Horne we pride ourselves on offering our tenants a friendly, specialised and professional service with rapid responses to all of your needs. To make the tenancy process as straightforward as possible, all of our major forms are available online, and you can either fax or email the forms back to us.

How do I get a room with Raine & Horne?
Before you can be considered for one of our available rooms, you must first inspect the property with the room that you are interested in.

Inspect the property: All applicants must inspect the property. It is important for you to check how suitable this property is for you. For example; size of room, condition of property & common areas, location of property to your place of study and or work, public transport etc.
If you cannot physically inspect the property we recommend you arrange a family or friend to inspect the property on your behalf.

Apply for a Room: All applicants must complete our Raine & Horne application form once you have inspected the property and are satisfied with the room.

Approval and the upfront cost: So, you have been approved for one of our rooms. Congratulations!

We will contact you once approved and confirm a day and time where you will sign your lease and collect keys. Following this approval, a formal application approval email will be sent to you with all the important details to follow leading up to you signing the lease and collecting keys.

On this email, you will be advised how to pay the upfront cost which includes:

*Holding deposit of one weeks rent. This is part of the two weeks rent in advanced required before you start. The holding deposit is required with 24 hours of being approved. This is a non-refundable amount if you change your mind. The second weeks rent is due prior to your lease signup.

*Rental bond of four weeks rent is required before you start. You will have the option of paying this to Raine & Horne who will lodge this on your behalf using a lodgement form or you can pay through Rental bonds online. Please note your bond is held with Fair Trading rental bonds.

Under no circumstances can you sign the lease or collect the keys until the above cost have been paid.

Rental payments during your tenancy
Under the terms of your Residential Tenancy Agreement rent is payable in advance. You can make payments by:
– DEFT Payment Systems, Provided by Macquarie Bank
– BPAY through your online banking institution
– Bank cheque or Money order (fees apply – please check with your manager)
– Eftpos or credit card (fees may apply – please check with your manager)

Should you have any difficulty making your rental payments, please contact your Property Manager immediately.

Repairs & Maintenance
Should any repairs be required on your rental property whether in your room or the common areas, all requests must be put in writing. All non- emergency repairs must first be approved by the landlord/owner.

For any emergency repairs please contact Raine & Horne (see details below) and you will be directed to our after hours emergency repair hotline. To report a general repair (non-emergency) please download the Repair Request Form

Have you locked yourself out of the house or your room?
During business hours, you may collect our master key to gain access provided you return the key on the same day by close of business. Please refer above for our operating hours.
After hours, if you lock yourself out after hours you may contact your property manager for availability of staff or Landlords who may assist. If there is no availability of this particular type of assistance you may contact our locksmith (MCL) on (02) 4023 1733. If you utilise this service all cost associated will be solely payable by the tenant.

Routine room inspections
Routine room inspections can be conducted up to four times per year. You will receive a letter and an inspection guide to assist in getting your room ready. Communal areas are also inspected at the same time.

Communal areas are shared amongst the house. These areas may be monitored more frequently if the need arises where concerns and issues have been raised by tenants.

Vacating your room
If you wish to vacate the premises at the end of your fixed term, you are required to give 14 days’ notice in writing.

Should you wish to vacate the premises and your lease has already expired, you are required to give 21 days’ notice in writing.

Should you wish to break your lease (vacate prior to the fixed term ending) then please contact your Property Manager.

We do not accept phone calls or text messages as notice.
